Innovative buildings demand innovative construction 

On the Lindental residential development in St. Gallen, Switzerland, Stutz AG is helping deliver more than 200 apartments across seven buildings. The project involves a wide range of layout tasks, from secant pile walls and foundation work to slab construction, underground parking areas with changing slopes, and complex concrete structures.

 

 

Traditionally, managing that complexity means balancing speed, labour, and layout requirements across different phases. To simplify the process without compromising accuracy, Stutz relies on a model-based construction workflow using Leica iCON robotic total stations. With expert support from SensorPLUS, a Swiss specialist in digital construction technology, training, and implementation, the team continues to expand its use of BIM-driven construction workflows.

“Data, of course, has developed from classic 2D to meshed 3D data,” says Ramon Egli, site manager for construction measurements and BIM at Stutz AG.

Rather than working from separate drawings and field references, crews use digital models directly for layout throughout the project.

Using BIM models for construction layout 

The workflow begins during groundworks and continues through structural construction.

“Leica iCON gives us a huge added value,” says Egli. “Not only can we pinpoint the location, but we also always have a height reference.”

Having both positioning and height information available within the same workflow helps crews move quickly without introducing additional setup steps or separate processes.

As construction progresses, crews use IFC models to position slab tables and stake out recesses directly from the digital design.

Managing complex geometry with digital layout workflows

The benefits become especially apparent in the underground parking structure, where changing slopes traditionally required repeated laser setups and adjustments.

Instead of choosing between a simpler process or accurate layout control, crews can work directly from the model using the same workflow they use elsewhere on the project and achieve both goals.

“Back in the day, we had to set up a grade laser that needed to be repositioned multiple times,” Egli says. “Today, this is so much easier. You can do all the staking out by yourself. And you do not need two people anymore.”

The same workflow supports additional tasks across the project.

“We use robotic total stations for stakeouts, height control, formwork, and the concreting of special ceilings with multiple slopes,” says foreman Thomas Zürcher.

Improving collaboration between office and field teams

The model-driven approach also improves collaboration between site teams and project stakeholders.

Engineers can share updated models and design changes directly with the project team, helping crews work from current information as the project evolves. Field teams can review updates, provide feedback and work from the latest project information.

“That’s how we can eliminate unnecessary back and forth and intensify our collaboration,” Zürcher says.

For Stutz, the value extends beyond individual tasks. Using the same model-based workflow across multiple construction phases helps keep teams aligned while simplifying field layout.

“Involving the building contractors as early as possible in the planning is a great benefit because we can share tips from our point of view,” says Egli. “You can have a shared view of the model and optimise it.”
